Contract process

With Petit Grande, renting is simple. We explain in a few steps how to proceed.

1- Choose your favorite unit

-After you select the appartment you like best, please confirm its availability with us.

-Weekdays, during business hours, calling is the fastest, most efficient way of reaching us.

2- Submit your application

-To secure your room, fill out the application forms (available in this very page), and fax it to us. We will review it, and get in touch with you real soon.

*You may be requested to submit necessary documents at the time of appraisal. Review a detailed list, in a lower section of this page.

3- Contract & Payment

-Contract documents and settlement will be delivered to you by post. After reading them, please sign, seal and send them back to us, along any other documents requested from you.

-To get your key, please settle the payment as instructed in the documents delivered to you.

Before Moving in

Before you move in, please go through the procedures for starting electricity, gas and water (find instructions in this very same page).

In addition, please arrange for a gas company visit, so they may activate your hot water supply in baths, kitchens, etc. Instructions provided below.

Telephone and Internet services are normally available from the time of moving in.

Some usual initial costs

 

-Rent (usually two months)

-Deposit (usually two months)

-Brokerage (usually 1 month + tax)

-General Insurance (usually about 17.000 JPY)

Application Documents

As part of your application, we might require you to submit some documents. Check out the list below, to learn more about this.

For Individuals

Resident’s card (for all tenants)
Copy of income certificate (with tax payment situation)
Workplace certificate ( ie: Worker/Student ID , Health insurance certificate)
Copy of driver’s license or passport
Individual tenancy application form
Contracting with a guarantor company is required. Please contact us for info.

 

 

For Companies

Company’s registration of Brochure
Company’s certificate of Inkan/seal registration.
Worker’s resident’s card
Copy of worker’s health insurance card
Copy of worker’s drivers license or passport
Even in the case of company rental, we might require you to contract with a guarantor company. Please contact us for more information.

· Building lease agreement.
· Important matter instructions, if any.
· Instructions based on Housing conflict prevention ordinance (Tokyo law).
· Special use instructions concerning electric appliances, furniture and other equipment.
